FEMA Disaster Pro is a portfolio-level disaster monitoring dashboard in the Lender Toolkit Toolshed that answers a single question at a glance: which of my loans are exposed to a natural disaster right now? It joins your loan data with federal FEMA disaster declarations and live National Weather Service (NOAA) alerts, then surfaces the results as KPI cards, sortable loan tables, and interactive maps. The FEMA Disasters tab shows every loan whose subject property falls inside a declared disaster area — filterable by declaration type (DR, EM, FM), by lookback period from 90 days to 2 years, by Encompass® loan folder, and by free-text search across loan number, borrower, city, state, ZIP, and folder. Results can be exported to CSV, and a Pipeline view lets you review every pipeline loan whether or not it is disaster-impacted.

The NOAA Alerts tab adds forward-looking risk. It scores active weather threats from four sources — National Weather Service alerts (ALERT), the Excessive Rainfall Outlook (ERO), the Severe Convective Outlook (SPC), and the National Hurricane Center (NHC) — and matches them to your loan locations, with risk-level filtering (Low, Watch, Warning, Severe), a today/tomorrow/day 2/day 3 forecast selector, alert polygon overlays, and hurricane track maps. FEMA Disaster Pro runs in two modes: Live pipeline mode, which reads your active Encompass® pipeline when the tool is launched from Encompass®, and Closed loans mode, which analyzes the closed-loan snapshot by year and month. It is a read-only reporting and monitoring tool — it does not write to Encompass® fields or the eFolder, requires no desktop plugin, and needs no custom field or input form package to be installed.

Prerequisites

Please note that before these tools can be activated, clients must be able to access the Toolshed Portal and have obtained API credentials.

Toolshed Portal

If the primary Encompass® Administrator does not have access to the Toolshed Portal, please email support@lendertoolkit.com with the administrator's name, email address, phone number and the Encompass® Client ID.  Our support team will be happy to assist with setting up access.

API User and Persona

Please note that the API versions of our PowerTools™ and automations require an API user to be created in each instance where the PowerTools™ are installed. Lender Toolkit can submit a request to ICE to generate the Client ID and secret key pair.

Activation

FEMA Disaster Search - API is activated through the Toolshed Portal.

  1. Sign in to Toolshed Portal with an administrator account. Select the correct Encompass® instance.
  2. Open Settings > Enabled Products.
  3. Locate FEMA Disaster Pro. Move the switch to On.

Important: The API and SDK versions of the PowerTool™ cannot be active at the same time. Companies currently using the SDK (desktop) version must turn off and uninstall it before activating the API version.


How to Use the Tool

FEMA Disasters Tab
  • KPI cards — total impacted loans, states affected, disaster types, and counties impacted.
  • Declaration type — All Types, DR (Major Disaster), EM (Emergency), FM (Fire Management).
  • Lookback Period (Live pipeline mode) — 90 days, 180 days, 365 days, 548 days / 18 months (default), or 730 days / 2 years, measured from each declaration date.
  • Folders — multi-select filter on Encompass® loan folders (Live pipeline mode).
  • Search — loan number, borrower name, city, state, ZIP, or folder.
  • Loan table — borrower, loan amount, subject property location, closing date, and the matched disaster records (disaster number, declaration type, incident type, and declaration date). Expand a row for detail.
  • Map — impacted property locations, with a per-state drawer for drilling into affected loans.
  • Export — downloads the filtered FEMA results as a CSV file.
  • Pipeline — opens a modal listing every pipeline loan with no disaster filter applied, useful for confirming coverage and folder selection.
NOAA Alerts Tab
The tab label carries a badge with the current count of alert-impacted loans. Alert data refreshes regularly and the panel shows when it was last updated.
  • Risk Level — minimum risk score: Low (2), Watch (4), Warning (8), or Severe (10).
  • Risk Day — Today, Tomorrow, Day 2, or Day 3. Forecast days apply to the outlook products; when the ALERT (National Weather Service) source is selected, only Today is available.
  • Alert Source — All, ALERT (NWS alerts), ERO (excessive rainfall), SPC (severe convective), NHC (hurricanes).
  • Alerts table — loan and borrower details, county, alert category and name, headline, source, and risk score, searchable by loan number, borrower, location, county, alert name, or headline.
  • Maps — alert polygon overlays on your loan locations, plus hurricane track maps for active tropical systems.

Reading Risk Scores
Scores run from 2 to 10 and are interpreted per source. For the Excessive Rainfall Outlook (ERO): 2 = Marginal (localized flash flooding possible), 4 = Slight (scattered flash flooding), 8 = Moderate (numerous or significant flash flooding), 10 = High (widespread, severe flash flooding). For the Severe Convective Outlook (SPC): 2 = Marginal, 4 = Slight, 6 = Enhanced, 8 = Moderate, 10 = High (severe weather outbreak expected). NWS alerts and National Hurricane Center products are scored on the same 2–10 scale.

Guide and Refresh
Guide — launches an interactive walkthrough of the filters, KPI cards, tables, and maps across both tabs. Recommended for first-time users.

Refresh — re-runs the current queries and pulls the latest FEMA and NOAA data.


Notes and Limitations
  • Read-only — FEMA Disaster Pro does not write to Encompass® loan fields and does not add documents to the eFolder. Use FEMA Disaster Search when per-loan field writes and a PDF report in the eFolder are required.
  • Live pipeline mode requires an Encompass® session. When the tool is opened outside Encompass®, the dashboard automatically shows Closed loans instead.
  • Results are paged (300 loans per page by default). Search and filter selections apply to the loans retrieved for the current page, and displayed totals adjust accordingly.
  • If a partial-data warning appears in Live pipeline mode, some pipeline requests did not complete — use Refresh to retry.
  • FEMA and NOAA are the authoritative sources for declaration and alert data. Disaster and alert matching is geographic (state, county, and alert area) and is intended to prioritize review, not to replace a property-level inspection or investor requirement.
